The Facilities Technician II is responsible for general inspection and maintenance of assigned areas, including common areas, conference rooms, private offices and staff workstations; and for troubleshooting and repairing furniture, HVAC, lighting or other technical systems throughout the Firm.
+ Checks e-mail, voicemail and other communication tools;
+ Inspects and maintains all areas on assigned floor(s), per department procedures;
+ Obtains conference room bookings and services information;
+ Checks conference rooms on assigned floor(s) for meeting readiness. Refreshes conference rooms between meetings throughout the day as per Conference Center booking reports and communications;
+ Performs tasks as per the preventative maintenance schedule. Examples include filter changes, meter readings, air freshener cartridges, etc.;
+ Addresses any obvious maintenance issues (recycling, spills, etc.) and e-mails manager and others per procedures regarding issues he/she cannot address;
+ Advises manager and others per procedure via e-mail regarding problems that need further attention and cannot be addressed by Technician, i.e., outlet covers, stained carpet;
+ Completes e-Requests, and advises of completion via e-mail, as directed by the Facilities Dispatcher (temperature, furniture, equipment, lighting, cleaning, etc.);
+ Notifies the Facilities Dispatcher via e-mail when they are not able to complete a task in a timely basis so that it can be reassigned if task needs additional help to meet Firm standards of customer service;
+ Attends to and is responsible for all HVAC, lighting, or other technical calls assigned to him/her. Completes initial troubleshooting and adjustments; repairs issues within scope of position. Issues e-mail update per procedure on all service calls. Escalates calls requiring further action to the appropriate parties, in writing;
+ Performs light carpentry and repair tasks as assigned. Examples include: hanging pictures, repairing window treatments. adjusting hinges and drawer glides;
+ Troubleshoots and repairs furniture issues, including sit/stand mechanisms, as assigned. Documents and escalates calls requiring further attention, in writing;
+ Assists with furniture moves and setups, including for multi-purpose conference rooms;
+ Attends meetings as directed by supervisor;
+ Coordinates, staffs and executes moves, when necessary. Advises via e-mail as to status of moves;
+ Keeps Facilities supply closets clean and orderly, and advises via e-mail of supplies needed;
+ When assigned as point person for projects, coordinates team activities and sends e-mails to manager and colleagues on status/completion of tasks;
+ Interacts with attorneys and administrative staff to ensure customer satisfaction;
+ Maintains and implements the preventive maintenance program to ensure the Firms facility systems and finishes are being attended to;
+ Assists with creating and developing new department procedures;
+ Covers other technicians duties as needed in their absence; and
+ Performs other duties as assigned.
+ High School diploma or equivalent required;
+ Trade School Certificate preferred;
+ 3+ years of general work experience. Must have demonstrated ability and experience with troubleshooting technical systems including sit/stand furniture, and digital temperature and lighting controls;
+ Technical knowledge and experience with HVAC equipment and controls, including VAV systems, and digital Building Management System controllers and software;
+ Technical knowledge and experience with modern lighting equipment and digital lighting control systems;
+ Technical knowledge and experience with office furniture systems, including sit/stand mechanisms;
+ Technical knowledge and experience with basic plumbing and carpentry;
+ Must have excellent verbal and written communication skills;
+ Must possess good computer, organizational and time management skills;
+ Strong interpersonal skills and the ability to effectively interact with internal staff and external contractors;
+ Cooperative and service oriented attitude;
+ Must be able to work well under pressure and maintain a professional demeanor;
+ High level of initiative and the ability to work with minimal supervision is required;
+ Ability to use sound judgment to effectively solve problems within the scope of the position;
+ Ability to plan and execute small projects, including moves and special event support;
+ Ability to lift 50 pounds;
+ Availability to work evenings, holidays and weekends as needed;
+ Equipment Used: carpentry tools (both hand and power), HVAC and lighting troubleshooting tools, ladder, mobile devices including email and job-related applications, desktop computer; and
+ Ability to work overtime as needed.
This position is located in our New York office. The hours for this position are 10:00 a.m. to 6:00 p.m, Monday through Friday. The estimated salary range for this position is $70,000 to $85,000 plus overtime. The actual salary offered will be based on a wide range of factors, including relevant skills, training, experience, education, and where applicable, licensure or certification obtained. Market and Firm factors are also considered.
