The Director of Fire & Life Safety shall be accountable for the following functions:

Fire Alarm and Life Safety Systems

§ Maintaining, inspecting, testing, and repairing all components and sub-systems (including all devices, pre-action, and dry pipe sprinklers) of the fire alarm systems in a manner consistent with standards enforced for Class-A commercial buildings in accordance with the manufacturer’s recommendations, and to the most stringent applicable code(s) and standards including QAD, FDNY, and National Fire Protection Agency (“NFPA”) guidelines

§ Staff the Fire Command Stations with qualified and trained personnel that meet or exceed QAD, FDNY, and NFPA requirements

§ Developing and awarding necessary contracts to keep the systems operating in “like new” condition and code compliant

§ Developing SOPs and notifications for:

o Tracking maintenance including collecting information from other programs and providing information to other programs

o Responding to alarm situations

o Disabling any fire alarm system or specific points to facilitate certain work activities including, but not limited to, burning, brazing, welding, construction, testing, and any type of maintenance

§ Renewing and tracking all required permits and certifications

§ Developing operational on-site training for Stakeholders, first responders, and staff

Sprinkler & Standpipe

§ Operating, maintaining, and arranging repair of all components of the Sprinkler and Standpipe loop systems in a manner consistent with standards enforced for Class-A commercial buildings in accordance with the manufacturer’s recommendations, and to the most stringent applicable code(s) and standards including QAD, FDNY, and NFPA guidelines

§ Developing and awarding necessary contracts to keep the systems, and any associated specialty suppression systems, operating in “like new” condition, including but not limited to controls, chemicals, water storage tank cleaning, distribution piping, valves, pumps, and corrosion protection

§ Providing staffing and operation of the fire pumps during a sprinkler and standpipe activation for any of the connected programs off the Sprinkler and Standpipe loop systems

§ Tracking and maintaining all required permits, certifications, and letters of approvals

§ Developing inspection procedures, preventative maintenance schedules, and maintenance logs

§ Developing, modifying, and implementing a “Sequence of Operations” as required, for fire pumps, breach valves, sprinkler and standpipe systems.

Smoke Purge and Stair Pressurization Systems

§ Maintaining and repairing all components of the smoke purge and stair pressurization systems in a manner consistent with standards enforced for Class-A commercial buildings in accordance with the manufacturer’s recommendations, and to the most stringent applicable code(s) and standards including QAD, FDNY, and NFPA guidelines.

§ Developing and awarding necessary contracts to keep the systems operating in “like new” condition, including but not limited to controls, vibration analysis, and duct work cleaning.

§ Tracking and maintaining all required permits, certifications, and letters of approvals.

§ Developing SOPs and notifications for:

o Testing and maintaining smoke purge and stair pressurization systems for “Island Conditions” spaces and shared emergency egress stairs, including coordination with other programs and Stakeholders.

§ Developing, modifying, and implementing a “Sequence of Operations” as required, for all smoke purge and stair pressurization systems.

§ Developing inspection procedures, preventative maintenance schedules, and maintenance logs.

Qualifications Required

Education: Bachelor’s Degree

Fire and Life Safety certifications (e.g., F-89 / F-07); power plant knowledge

10+ years managerial level experience with Fire and Life Safety Programs. Must include working knowledge of International, national, state and local fire safety regulations, policies, and procedures.

Preferred Qualifications: Supervisory level FDNY experience. Fire and life safety experience in office campus environment. Knowledge of regulatory requirements.

Required Skills, Knowledge and Abilities:
• Working knowledge of all Fire and Life Safety codes, including but not limited to New York City Fire Code, NYS Education Law, Clery Act and HEOA 2008.
• Must be able to review construction plans for compliance. Working knowledge of contracts and budgets.
• Must be able to perform inspections in various public spaces which may require, including but not limited to, climbing ladders and stairs, walking on roofs, inspecting above suspended ceilings, walk various mechanical rooms or other areas within a facility/property and be able to carry items typical of manager’s day-to-day function.
• Must be able to wear various PPE, if required.
