About the role

The Senior Project Manager will lead and oversee a group of commercial projects for one of our clients in New York. This role will require someone onsite to ensure timely and efficient project delivery.

What you’ll do

Lead all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.

Demonstrate capability to read, understand and apply standard to complex documents affecting commercial projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

Interface directly with clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.

Identify project delivery resources from pre-qualified lists or through individual project qualification process; conduct standard to complex request for proposals; complete bid analysis; lead evaluation interviews, recommend resources to clients.

Lead project delivery resources/team (typically larger more experienced team) providing project guidance and direction to achieve project goals.

Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitate project meetings.

Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.

Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Crafts action plans to meet objectives, budget and schedule.

Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

Identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

Demonstrate a knowledge of commercial projects & project management within the context of business results (business case, larger economic implications, business risk, etc).

May provide informal supervision to individual employees within single functional or operational area. Plan and monitor appropriate staffing levels and utilization of labor, including overtime. Mentors and coaches team members to further develop competencies. Lead by example and model behaviors that are consistent with our RISE values.

Manage 3rd party project delivery resources/team, may be responsible for identifying training needs, tracking performance, mentoring, and motivating team members.

What you’ll need

Bachelor’s degree (BA/BS/BEng/BArch) and a minimum six years of related experience and/or training. PMP (US and/or Canada) and LEED AP preferred.

Commercial project experience is required. Solid track record of running multiple projects in varying stages simultaneously and the ability to deliver under pressure is helpful.

Good technical knowledge and solid understanding of government projects would be a bonus.

Intermediate skills with Microsoft Office Suite and the ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Ability to respond effectively to the most critical issues. Ability to solve advanced problems and deal with a variety of options in complex situations. Ability to influence and negotiate effectively with key employees, top management, and client groups to take desired action.

CBRE Carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this Senior Project Manager position is $130,000 annually and the maximum salary for this Senior Project Manager position is $150,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus basedon CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental Insurance, Health Insurance, Life Insurance, and Vision Insurance.
